How do I choose a REALTOR® to sell my home?

If you are thinking of marketing your property on the MLS® system in Moose Jaw there are some questions you may want to ask when making a choice of REALTOR®
- How long are homes typically on the market in my area?
You should be aware that some homes have features and amenities that vary and these will cause them to sell faster or slower than similar homes. The time of the year that you list and the economic climate at the time are also factors that influence sales.
- How does a REALTOR® establish a fair market price for my home? REALTORS® have historical data on prices of homes that sell. This data takes into account size, location, style, and amenities of the property. The REALTOR® also brings a sense of their own intuitive value for your property from their past business dealings with regards to the present condition of your property.
- How long will my property be on the market? A REALTOR® knows the usual number of days an average property is on the market, and should be able to tell you if your home fits in here or is above or below average. Price is also a factor here with an over priced home sitting on the market for approximately three times as long as a fairly priced listing.
- What fee will I be charged if a REALTOR® represents me in the selling of my home? Brokerage fees are a part of your contract with a Brokerage when selling your home. The REALTOR® will provide this information to you in the Contract of Listing and Sale, and will clearly spell out your financial obligations if the successful sale of your property occurs.
- Do I have to have a For Sale sign on my property? The choice is yours to make, and this is a question you will be asked by a REALTOR® at the time of listing. You should remember that the For Sale sign is one of the most visually powerful tools your REALTOR® has in the successful marketing of your property.
